Real Estate & Property

Transactions, leases and land disputes handled with patience. Residential and commercial purchases and sales, leasing, development, title questions and boundary and landlord-tenant disputes across the region.

What we do

Residential purchase and sale
Contract review, title and survey checks, negotiating repairs after inspection and attending closing.
Commercial leasing
Negotiating leases for landlords and tenants: rent review, repair obligations, assignment and exit rights.
Development and land use
Acquisition, zoning and permitting, easements and the contracts with builders and design teams.
Financing and refinancing
Reviewing loan documents, mortgages and guarantees, and coordinating with lenders.
Property disputes
Boundary and easement disagreements, deposit claims, defective work and landlord-tenant conflict.

How a matter proceeds

  1. Step 1

    Documents first

Send us the contract, lease or notice you have received. We read before we advise.

  2. Step 2

    Checks and enquiries

Title, survey, permits and any recorded restrictions are examined so surprises come early.

  3. Step 3

    Negotiation

We take up the points that matter with the other side and explain the ones that are customary.

  4. Step 4

    Closing and registration

We manage funds, sign-off and recording, and send you a tidy file afterward.

Fees

Residential transactions on a fixed fee quoted after we see the contract. Commercial work by estimate.

Questions we are asked

When should I involve a lawyer when buying a home?

Before you sign the contract. Contingency periods for inspection and financing are short, and the terms you accept at that stage are difficult to change later.

What does title review actually check?

That the seller can legally transfer the property and whether liens, easements or restrictions are recorded against it. Title insurance protects against many, but not all, defects.

Can you review a commercial lease before I sign?

Yes. A lease review is a fixed-fee service and usually takes three business days.
